I had a client whose family owned a rental property here in the Louisville area, and it slowly turned into one of the most exhausting things in his life. What started as an easy little Airbnb ended with him practically working as an unpaid maid for his own property. When the rules changed, he finally decided he was done. Here’s what happened, and what every short-term rental owner needs to know right now.
A client of mine was helping manage a rental that belonged to his father, over in the St. Matthews area. At some point they’d turned it into an Airbnb, and at first it was kind of fun and made decent money. Then reality set in. Every time a guest checked out, somebody had to go clean it top to bottom, swap the towels and sheets, handle whatever broke, and get it ready for the next guest, sometimes within hours. And that somebody was him. Every time there was a problem, he was the one driving over to fix it. He’d become an unpaid maid and an on-call handyman for the property, and it was wearing him out. Then the rules around short-term rentals in Louisville started tightening, and that was the tipping point. He looked at the work, the headaches, and the changing regulations, and decided it was time to sell. So he called me.
A short-term rental is a business, not passive income. This is the part people don’t picture when they imagine owning one. Every few days there’s a new guest, which means a full cleaning, fresh linens, restocking, coordinating, and being on call for anything that goes wrong at any hour. Pay a management company and cleaners to handle it, and it eats into your profit fast. Do it yourself to save money, as my client essentially did, and you’ve handed yourself a demanding second job. The income looks great on paper, until you count the hours and the toll it takes on your life.
The rules are tightening, and that’s changing the math. In Louisville Metro, a short-term rental is officially defined as renting a place for less than thirty consecutive days, and if that’s what you’re doing, you’re required to register with the city every year. Many properties also have to go through a conditional use permit process that can take months, with applications, fees, neighborhood meetings, and rules governing how close one short-term rental can sit to another. Advertise without being properly registered, and you can face daily fines. And it isn’t only here; a growing number of cities have been tightening their short-term rental rules as well. The whole landscape has become more complicated and more expensive than it was a few years ago. For my client, that was the final straw.
There’s a point where the headache is no longer worth it. Recognizing that moment matters. For my client, the honest math wasn’t only about the income. It was about his time, his stress, and where the regulations were heading. Once he added up everything he was actually spending, the hours, the trips, the constant upkeep, the new red tape, selling became the obvious answer. And because we understood exactly what was happening with both the property and the market, we got it sold quickly and cleanly and lifted that whole weight off his shoulders. Sometimes the smartest financial move isn’t holding a property. It’s freeing yourself from one that’s quietly draining you.
