If you’re thinking about buying a home, you already know the costs keep stacking up: mortgage rates, property taxes, insurance. There’s one, though, that tends to fly under the radar and has been quietly climbing all over the country: HOA fees. Here in the Louisville area and southern Indiana, this is one cost where we’re in a genuinely strong position.

Let’s start with what’s happening nationally, because the picture is striking. Recent national data shows the typical HOA fee across the country has climbed from about $108 a month in 2019 to $135 a month today, and condos tend to run higher, sometimes a lot higher, with national averages generally in the $300 to $400 range. It isn’t only that fees are rising, either. HOAs are appearing in more places than ever, with nearly 44% of homes for sale nationally now carrying an HOA fee, a share that keeps growing. For many buyers around the country, this has become a real and rising part of the monthly budget. What’s happening nationally, though, isn’t what’s happening here in the Louisville area and southern Indiana, and that’s exactly where we stand out.

Louisville simply isn’t a heavy HOA market. In many fast-growth metros, particularly across the Sun Belt, HOAs are almost unavoidable, and in some of those areas more than half of all homeowners pay HOA dues. Here in the Louisville area, that isn’t the norm. A large share of our homes, especially in our wonderful established neighborhoods, carry no HOA fee at all. That gives a buyer here something buyers in a lot of other cities don’t have: a real choice. You can find a great home with an HOA and the amenities that come with it, or an equally great home without one. That flexibility is a genuine advantage, and many people don’t realize how unusual it is.

When you do have an HOA here, the fees tend to be reasonable. That matters more than people think, because HOA fees hit your budget just like a mortgage payment does. Every dollar in dues is a dollar that could have gone toward the home itself. A rule of thumb some lenders use is that roughly every extra $100 a month in HOA fees can shave somewhere around $15,000 to $20,000 off the home price you’d otherwise qualify for. Think about that. In the high-HOA metros where dues run into the hundreds each month, that’s real buying power consumed before you’ve even chosen a house. Here, where HOA costs tend to run well below what buyers face in comparable cities, more of your money stays where it belongs: in the home, and in your pocket.

Most important, know exactly what you’re buying into. An HOA is not a bad thing. It’s a good one. A good HOA pays for landscaping, pools, clubhouses, walking trails, snow removal, and the upkeep of shared spaces, and a well-run HOA actually protects your property value. The key word is well-run. Before you buy into any HOA, you need to know exactly what you’re getting into. That means reviewing the budget, checking whether the reserve fund is healthy, reading the rules so you know what you can and can’t do with your own home, and, this is a big one, finding out if any special assessments are coming, because those are the surprise bills nobody wants after closing. This is exactly the kind of homework I do with my buyers, so an HOA is something you choose with your eyes open, open wide, not something that surprises you later.

Here’s what it all comes down to. All over the country, HOA fees are rising and spreading, but in Louisville and southern Indiana, we continue to stand out as one of the best values around: lower, less common HOA costs, affordable home prices, and a genuinely great quality of life. It’s a big part of why this is such a wonderful place to put down roots.
