This latest market update comes to you from a special baby shower!

Today we’re at our office manager Lisa Clyre’s house for a very special occasion: Keren Benebou, one of the Sokoler Team’s stellar agents, is expecting—yes, this is a baby shower! Before we talk with Keren about welcoming her third child, let’s check out the latest market stats for Louisville and Southern Indiana real estate. 

Between November 2019 and October 2020, the total number of listings dropped dramatically, while new listings coming onto the market rose only slightly, and sold listings continued to climb. In fact, there’s been a 6.2% year-over-year increase in sold listings. When we look at months of inventory going back all the way to 1999, it’s clear just how unique our current market conditions are; you likely remember the rough years between 2006 and 2012, but today’s inventory is well below anything we’ve experienced in the past decade. According to, nearly 400,000 fewer homes have been listed this year compared to last—correlating, of course, with the blindside hit of COVID-19. 

All the while, home prices have been accelerating at double the pace of last year, with historically low mortgage rates fueling the fire. Freddie Mac predicts rates will stay relatively low into the middle part of 2021, forming a general consensus with Fannie Mae, the National Association of Realtors, and the Mortgage Bankers Association.

Hopefully, as more people feel comfortable putting their homes on the market, inventory will begin to stabilize. Here’s what we think happened this year: COVID-19 hit in the spring and pushed back the busiest part of the annual real estate cycle, leaving would-be buyers hungrier than ever while simultaneously prompting many home sellers to wait on the sidelines. By the time summer came around, the floodgates of demand opened up, and our market has been powering along at a rapid clip ever since. This hot market of ours could continue well into December, a month normally characterized by a slowdown in real estate.

(We all socially distanced ourselves and only took off our masks to eat, and those who can be seen standing closer together are all family members). This was the first time many of us had seen each other in person in a long time, as we’d been conducting business as (almost) usual via Zoom meetings.
